Convenience:  So much is new!  The furnace / refrigerated air unit was added in 2000; it’s on a thermostat timer so that the heating or cooling begin and end automatically to accommodate your schedule.  To switch from heat to cool as outdoor temps change, just turn the thermostat off, flip the switch on the thermostat, and turn it back on.  It really is that easy!  You'll notice that all the floors -- hardwood, brick, marble, & granite -- are new.  The kitchen counters and appliances are new; the roof is new.  All the bathroom floors, tile, and fixtures are new, too, including the four low-flow toilets, two jetted tubs, the pedestal sink in the hall bath, the vessel sink in the original master, and the double sinks in the new master.  The pantry, too, is new and provides ample climate-controlled storage for food – or anything else!  The solid wood front doors, the Wayne Dalton insulated carriage garage door, the keyless entry, and the auto opener are also new.

Fantastic Kitchen: The kitchen features solid cherry no-slam drawers and doors from The Branch Cabinetry.  (You can’t slam a drawer or a door!)  Even more important, instead of doors we chose large drawers that open fully so you can easily see all the contents.  This is especially wonderful for pots and pans -- no stooping and peering into the depths of a dark cabinet!  There's ample cabinet space, and plenty of room for multiple cooks.  The Fisher-Paykel Dish Drawers are wonderfully convenient; you can easily clean a small load or lots and lots of dishes.  The dishwasher is really quiet.  The large Kohler farm sink accommodates anything you need to hand wash.  The microwave and convection oven are Dacor premium appliances and offer many convenient features.  The stainless steel refrigerator has an icemaker and dispenses filtered drinking water.  Cooking with gas is wonderful, and clean-up is so easy!  The professionally designed kitchen minimizes steps between major appliances and the sink, a feature you’ll really appreciate!   

Low maintenance:  The brick exterior requires no care.  The entire landscape, front and back, is on automatic sprinkler or drip line; all the plants, trees, and shrubs, too, use minimal water and require very little care.  Most of the front yard was redesigned in 2005; the backyard, in 2007. 

Great Outdoors: Just a block and a half away there are hiking trails along the foot of the mountain; there’s a trail UP the mountain, too.  Just an hour-and-a-half takes you from the front door to the Cibola National Forest fence and back!  The trail beyond the fence connects to the merger of Embudo & Embudito Trails.  Nevertheless, just a short walk up will yield breath-taking views of the city and / or the sunset.  Going a block West from home, there’s the linear park, with a great playground – and easy walking, running, or biking all the way South to the Open Space.  The linear park continues North, too, to Commanche.
